MORTGAGE FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Christopher Cookenmaster and wife Christal Cookenmaster to Keith Hicks on April 19, 2018. Said mortgage recorded in the Office of the Judge of Probate of Winston County, Alabama in Mortgage Book 626 Page 957; the undersigned , Mortgagee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Double Springs, Winston County, Alabama, on January 3, 2020, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Winston County, Alabama, to wit:
A lot or parcel of land situated in the Northeast quarter and lying in the Northeast quarter of the Northeast quarter of Section 4, Township 11, Range 6, and more particularly described as follows: Begin at the Northeast corner of said 40 thence run West along the North line of said 40 to the Northwest corner of said 40; thence South along the West line of said 40 a distance of 165 feet to the point of beginning of the property herein described; thence continue South 165 feet; thence East 792 feet; thence North 165 feet; thence West 792 feet, back to the point of beginning of the property herein described, containing 3 acres, more or less, and situated and lying in the Northeast quarter of the Northeast quarter of Section4, Township 11, Range 6.

ALSO AN EASEMENT: Said easement being 30 feet wide in total and 15 feet in width on each side of the centerline of an existing driveway located within the Northern 100 feet of the following described Property: A parcel of land in the Northeast Quarter of the Northeast Quarter of Section 4, Township 11, Range 6 West described as follows: All West of Helican and Herbert James Road less a parcel 330’ x 1320’ x 1320 previously conveyed to Al Baker. Said parcel being conveyed to the above named grantee contains 23 ½ acres, more or less.
THIS PROPERTY WILL BE SOLD ON AN “AS IS, WHERE IS” BASIS SUBJECT TO ANY EASEMENTS, ENCUMBRANCES, AND EXCEPTIONS REFLECTED IN THE MORTGAGE AND THOSE CONTAINED IN THE RECORDS OF THE OFFICE OF THE JUDGE OF PROBATE OF THE COUNTY WHERE THE ABOVE-DESCRIBED PROPERTY IS SITUATED, THIS PROPERTY WILL BE SOLD WITHOUT WARRANTY OR RECOURSE EXPRESSED OR IMPLIED AS TO TITLE USE AND/OR ENJOYMENT AND WILL BE SOLD SUBJECT TO THE RIGHT OF REDEMPTION OF ALL PARTIES ENTITLED THERETO.
This sale is made for the purpose of paying the indebtedness secured by said mortgage as well as the expenses of foreclosure. The Mortgagee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate.
