Default having been made of the terms of the loan documents secured by that certain mortgage executed by Jakob Lee Yealock A Single Man to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Quicken Loans Inc., its successors and assigns dated July 16, 2019; said mortgage being recorded on July 25, 2019, in Book 639, Page 740 in the Office of the Judge of Probate of Winston County, Alabama. Said Mortgage was last sold, assigned and transferred to LAKEVIEW LOAN SERVICING, LLC by assignment recorded in Deed Book 649, Page 56 in the Office of the Judge of Probate of Winston County, Alabama. The undersigned, LAKEVIEW LOAN SERVICING, LLC, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash before the main entrance of the Court House in Winston County, Alabama during the legal hours of sale (between 11am and 4pm), on the 22nd day of October, 2020 the following property, situated in Winston County, Alabama, to-wit: PARCEL 1: A lot or parcel of land described as follows: Beginning at a point 215 feet north of the Northwest corner of the W. PARCEL 2: Commencing at the Southwest corner of the Northeast 1/4 of the Northwest 1/4 of Section 32, Township 9 South, Range 10 West, Winston County, Alabama; thence North 02 degrees 22 minutes 48 seconds West, a distance of 163.64 feet to a point; thence North 88 degrees 11 minutes 19 seconds West, a distance of 320.75 feet to a point; thence South 02 degrees 29 minutes 18 seconds East, a distance of 262.00 feet to a point; thence North 89 degrees 05 minutes 26 Seconds West, a distance of 249.57 feet to a point; thence North 03 degrees 29 minutes 24 seconds West, a distance of 233.11 feet to an iron pin found angle iron; thence North 03 degrees 30 minutes 51 seconds West, a distance of 72.24 feet to the POINT OF BEGINNING for the property herein described; thence South 85 degrees 31 minutes 50 seconds West, a distance of 253.32 feet to a point on the East right of way of 15th Avenue; thence along the East right of way of 15th Avenue North 03 degrees 29 minutes 56 seconds West, a distance of 6.26 feet to an X scribed in concrete; thence leaving the East right of way of 15th Avenue North 86 degrees 19 minutes 21 seconds East, a distance of 253.28 feet to an iron pin set; thence South 03 degrees 30 minutes 51 seconds East, a distance of 2.76 feet to the POINT OF BEGINNING. Said property is commonly known as 2405 15th Ave, Haleyville, AL 35565. Should a conflict arise between the property address and the legal description the legal description will control. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), the right of redemption of any taxing authority, all outstanding liens for public utilities which constitute liens upon the property, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, easements, rights-of-way, zoning ordinances, restrictions, special assessments, covenants, the statutory right of redemption pursuant to Alabama law, and any matters of record including, but not limited to, those superior to said Mortgage first set out above. Said property will be sold on an "as-is" basis without any representation, warranty or recourse against the above-named or the undersigned.
