NOTICE OF FORECLOSURE
Default having been made in the payment of the indebtedness secured by that certain mortgage dated May 25, 2018, executed by Triston Paul Nunley, an unmarried man, to Mortgage Electronic Registration Systems, Inc. solely as nominee for HomeBridge Financial Services, Inc., which mortgage was recorded on June 19, 2018, in Mortgage Book 628, Page 516, of the mortgage records in the Office of the Judge of Probate of Winston County, Alabama, which mortgage was, duly transferred and assigned to Lakeview Loan Servicing, LLC, notice is hereby given that pursuant to law and the power of sale contained in said mortgage, the undersigned will sell at public outcry, to the highest bidder for cash, in front of the Main entrance to the Winston County Courthouse at Double Springs, Alabama, during the legal hours of sale on July 31, 2019, the following described real estate, situated in Winston County, Alabama, to-wit:
A parcel of land located in the SE ¼ of the SE ¼ of Section 15, Township 12, Range 9, being more particularly described as:Begin at a point which is 377 feet West of the NE corner thereof; this point is on the West right of way line of a County Road, said beginning point is evidenced by an iron pin; thence continue west along the North line a distance of 233 feet to an iron pin; thence in a southerly direction a distance of 235 feet to an iron pin; thence in a southeasterly direction a distance of 162 feet to an iron pin located on the westerly right of way line of the above referenced road; thence in a Northeasterly direction along the west right of way line of said road a distance of 348 feet to the point of beginning. ALSO: A tract off the East side of the above mentioned County Road more particularly described as follows: Begin at an iron pin located at the intersection of the North line of said 40 and the East right of way line of said County Road a distance of 14 feet to an iron pin which is the point of beginning of the tract to be described herein; thence continue southwesterly along said right of way line a distance of 390 feet to an iron pin; thence in a southeasterly a direction a distance of 90 feet to an iron pin; thence in a Northeasterly direction a distance of 530 feet to an iron pin; thence west a distance of 230 feet to the point of beginning.
This sale is made for the purpose of paying the indebtedness secured by said mortgage as well as expenses of foreclosure. This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the office of the Judge of Probate of the County where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to condition, title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.

The successful bidder must tender a non-refundable deposit of Five Thousand Dollars ($5,000.00) in certified funds made payable to Stephens Millirons, P.C. at the time and place of sale. The balance of the purchase price must be paid in certified funds by noon on the second business day following the sale at the law firm of Stephens Millirons, P.C. at 120 Seven Cedars Drive, Huntsville, Alabama 35802. Stephens Millirons, P.C. reserves the right to award the bid to the next highest bidders should the highest bidder fail to timely tender the total amount due.
