NOTICE OF FORECLOSURE
Default having been made in the payment of indebtedness secured by (1) that certain mortgage dated the 19th day of April, 2018, executed by Christopher Cookenmaster and wife Christal Cookenmaster, to Keith Hicks, which mortgage was subsequently assigned to Traditions Bank, and which mortgage is recorded in BK 626, Page 957 in the Probate Records of Winston County, Alabama; (2) that mortgage dated April 24, 2018, executed by Christopher Cookenmaster and wife Christal Cookenmaster, to Traditions Bank, which mortgage is recorded in Book 627, Page 232 in the Probate Records of Winston County, Alabama; and (3) that certain mortgage dated April 24, 2018, executed by Christopher
Cookenmaster and wife Christal Cookenmaster, to Traditions Bank and recorded at Book 627, Page 239 in the Probate Records of Winston County, Alabama.
The undersigned has elected to declare the entire indebtedness secured by said mortgages to be due and payable as provided in said mortgages and notice is hereby given that pursuant to law and the power of sale contained in said mortgages, the undersigned will sell at public outcry, to the highest bidder for cash, in front of the Main Door of the Winston County Courthouse, City of Double Springs, Alabama, with- in the legal hours of sale, on the 25th day of March, 2020, the following described real estate situated in Winston County, Alabama, to-wit:
A lot or parcel of land situated and lying in the Northeast quarter of the Northeast quarter Of Section 4, Township 11, Range 6, and more particularly described as follows: Begin at The Northeast corner of said 40 thence run West along the North line of said 40 to the Northwest corner of said 40; thence South along the West line of said 40 a distance of 165 Feet to the point of beginning of the property herein described; thence continue South 165 feet; thence East 792 feet; thence North 165 feet; thence West 792 feet, back to the point of beginning of property herein described, containing 3 acres, more or less, and situated and lying in the Northeast quarter of the Northeast quarter of Section 4, Township 11, Range 6.
ALSO AN EASEMENT: Said easement being 30 feet wide total and 15 feet in width on each side of the centerline of an existing driveway located within the Northern 100 feet of the following described Property: A parcel of land in the Northeast Quarter of the Northeast Quarter of Section 4, Township 11, Range 6 West described as follows: All West of Helican and Herbert James Road less a parcel 330’ x 1320’ x1320 previously conveyed to Al Baker. Said parcel being conveyed to the above named grantee contains 23 ½ acres, more or less.
ALSO:
A fifty-foot perpetual, non- exclusive easement for ingress-egress and utilities more particularly described as follows:
Commence at the Northeast corner of the Northeast Quarter of the Northeast Quarter of Section 4, Township 11 South, Range 6 West, Winston County, Alabama; thence in a Southerly direction along the West line of County Road 40, 330 feet more or less to a point (being the Northeast corner of that certain tract of land conveyed to Christopher Cookenmaster and Christal Cookenmaster from Carlton Blackwood as filed for record in Deed Book 317, Page 601 in the Office of the Judge of Probate of Winston County, Alabama) Said point being the point of beginning of said easement. Thence go West (along the North line of the Cookenmaster tract filed in Deed Book 317, Page 601) 1,320 feet: thence South 50 feet; thence East 1320 feet, more or less to the West right of way of County Road; thence North along the West line of County Road 40, 50 feet more or less to the point of beginning of said easement.

Said sale is made for the purpose of paying the same indebtedness and the expenses incident to this sale, including a reasonable attorney’s fee.
Pursuant to Ala. Code (1975) §6-5-248(h), Alabama law gives some persons who have an interest in property the right to redeem the property under certain circumstances.
