FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain mortgage and security agreement executed by STEVEN AMERSON A/K/A STEVEN DOUGLAS AMERSON and LISA AMERSON A/K/A LISA KAY AMERSON, a married couple, on the 6th day of March 2020, to VANDERBILT MORTGAGE AND FINANCE, INC., as recorded in Mortgage Book 648, Page 163, in the office of the Probate Judge of Winston County, Alabama; VANDERBILT MORTGAGE AND FINANCE, INC., as Mortgagee, by reason of such default having declared all of the indebtedness secured by said mortgage and security agreement due and payable and such default continuing, notice is hereby given that, acting under the power of sale contained in said mortgage and security agreement, and as authorized by Section 7-9A-604(a)(2) of the Code of Alabama of 1975 as amended, VANDERBILT

FINANCE, INC., as Mortgagee, will sell at public outcry, for cash to the highest bidder, in front of the Courthouse door, in the City of Double Springs, Winston County, Alabama, during the legal hours of sale on June 12, 2024, the following described real and personal property situated in Winston County, Alabama, to-wit:
A parcel of land located in the SE 1/4 of the NW 1/4, Section 9, Township 12 South, Range 8 West, Winston County, Alabama, being more particularly described as follows:
Commence at a concrete monument on the West right of way of Alabama Highway No. 195; thence N 31°14’06” W, along said right of way, a distance of 68.82 feet to a 5/8” rebar; thence turn left 76°02’54” for a distance of 370.00 feet to a 1/2” rebar, being the POINT OF BEGINNING; thence turn left 84°55’00” a distance of 165.00 feet to a Joseph C. Hunt 5/8” rebar (CA-311LS); thence turn right 101°36’22” a distance of 348.70 feet to a Hunt 5/8” rebar; thence turn right 90°46’19” a distance of 136.00 feet to a 1/2” open pipe; thence turn 84°33’19” a distance of 314.72 feet to the point of beginning.
ALSO: A fifteen (15’) foot easement located in the SE 1/4 of the NW 1/4, Section 9, Township 12 South, Range 8 West, Winston County, Alabama, being more particularly described as follows: Commence at a concrete monument on the West right of way of Alabama Highway 195; thence N 31°14’06” W, along said right of way, a distance of 68.82 feet to a 5/8” rebar; thence N 29°40’54” W, along said right of way, a distance of 128.63 feet to intersect with the centerline of said fifteen (15’) foot road easement, said point being the POINT OF BEGINNING; thence along the centerline of said fifteen (15’) foot road easement the following bearings and distances: S 40°16’57” W a distance of 84.77 feet; thence S 35°59’34” W a distance of 43.86 feet; thence S 49°38’59” W a distance of 37.71 feet; thence S 62°51’31” W a distance of 45.52 feet; thence S 71°50’34” W a distance of 56.84 feet; thence N 85°30’21” W a distance of 35.21 feet; thence S 34°39’35” W a distance of 27.62 feet; thence S 41°49’00” W a distance of 27.57 feet; thence S 23°53’11” W a distance of 31.70 feet; thence S 04°00’13” W a distance of 4.84 feet to intersect with the East property line of Steven Amerson and Lisa Amerson, said point being the POINT OF ENDING of said fifteen (15’) foot road easement. Shorten or extend the sidelines so as to end at the right of way of Alabama Highway 195 and the East property line of Steven Amerson and Lisa Amerson.
According to that certain survey by Joseph C. Hunt, LLC Alabama Registration No. 17265 dated February 19, 2020.

together with the hereditaments and appurtenances thereunto belonging and all fixtures now attached to and used in connection with the premises herein described.
This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the office of the Judge of Probate of the county where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
