NOTICE OF
FORECLOSURE
Default having been made in the payment of indebtedness secured by that certain mortgage dated the 7th day of December, 2023, executed by Fusion Realty Company, LLC, a Wyoming Limited Liability Company registered in the State of Alabama, to Traditions Bank, which mortgage is recorded at Mortgage Book 2070, Page 928 in the Probate Records of Cullman County, Alabama, and Mortgage Book 2023, Page 5373 in the Probate Records of Winston County, Alabama, and which mortgage was subsequently modified on the 23rd of June, 2025, as recorded at Mortgage Book 2127, Page 364 in the Probate Records of Cullman County, Alabama, and Mortgage Book 2025, Page 4670 in the Probate Records of Winston County, Alabama.
The undersigned has elected to declare the entire indebtedness secured by said mortgage to be due and payable as provided in said mortgage and notice is hereby given that pursuant to law and the power of sale contained in said mortgage, the undersigned will sell at public outcry, to the highest bidder for cash, in front of the Main Door of the Winston County Courthouse, City of Double Springs, Alabama, within the legal hours of sale, on the 14th day of November, 2025, the following described real estate situated in Cullman County, Alabama, and Winston County, Alabama, to-wit:
Lots 7 and 8 Edwards Point Subdivision filed in Plat B-54-B on 12-14-1988, Probate Records Cullman Co, AL and Plat Map Bk 2 page 55 (Slide 139A) in the Probate Records Winston Co, AL.
This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances,
and exceptions reflected in the mortgage and those contained in the records of the office of the Judge of Probate of the county where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
Said sale is made for the purpose of paying the same indebtedness and the expenses incident to this sale, including a reasonable attorney’s fee.
